Since the end of the Cold War and EU enlargements, the European logistics industry has experienced strong growth due to progressive globalization. As a result, the demand for logistics space has increased enormously as it is also driven by high growth rates in e-commerce. In the course of this development, logistics properties have established themselves in various forms as a separate asset class and triggered a corresponding demand for appraisal.

In this lecture, a general introduction to the term logistics is followed by an explanation of the European logistics market. The main part of the lecture then explains the different types of logistics real estate and the specific requirements for location, land, and buildings. Next, the appraisal parameters relevant for determining the market value of logistics real estate are explained, taking into account the research that is necessary in this context. Finally, a summarized example of the appraisal of a logistics property is provided in the lecture.
